NOTE: CONSTRUCTION OF HOUSE MUST BE COMPLETED WITHIN ONE (1) YEAR OF START OF CONSTRUCTION, AS PER FOX TRAIL COVENANTS AND RESTRICTIONS. NOTHING IS TO BE PLACED IN ANY EASEMENT AT ANY TIME DURING OR AFTER CONSTRUCTION. IF YOU ARE SUBMITTING A PLAN TO ADD AN OUT BUILDING YOU MUST SUBMIT A PHOTOGRAPH OF YOUR EXISTING RESIDENCE. ANY ROAD DAMAGE DUE TO CONSTRUCTION MUST BE REPAIRED BY THE PROPERTY OWNER WITHIN 30 DAYS OF THE END OF CONSTRUCTION. FAILURE TO DO SO WILL CAUSE FOX TRAIL PROPERTY OWNERS ASSOCIATION TO HAVE IT REPAIRED AT THE PROPERTY OWNER'S EXPENSE. IF YOU FEEL THAT THERE IS PRE EXISTING ROAD DAMAGE, YOU MUST SUBMIT A PHOTOGRAPH SHOWING THE DAMAGE PRIOR TO BEGINNING CONSTRUCTION THAT SHOWS THE DAMAGE AND THE LOCATION. A COMPLETE SET OF PLANS BEARING CERTIFICATION OF COMPLIANCE TO PALM BEACH COUNTY AND SBCCI STANDARD BUILDING CODE EITHER BY PALM BEACH COUNTY BUILDING AND ZONING APPROVAL STAMP, OR AFFIDAVIT FROM THE ARCHITECT OR ENGINEER OF RECORD BEARING HIS EMBOSSED SEAL, A SURVEY, A FOX TRAIL BUILDING APPLICATION SIGNED, AND PHOTOGRAPHS OF ANY EXISTING STRUCTURE MUST BE SUBMITTED AT LEAST 60 DAYS BEFORE CONSTRUCTION IS TO BEGIN. THE ARCHITECTURAL REVIEW COMMITTEE WILL KEEP ALL OF THE ABOVE INFORMATION ON FILE. NOTE! ARTICLE 12 OF COVENANTS & RESTRICTIONS: THE NATURAL FLOW OF WATER SHALL NOT BE INTERRUPTED BY A PROPERTY OWNER OF THE ASSOCIATION, HAVING PROPERTY ELEVATED SO THAT WATERFLOW IS OBSTRUCTED OR RETARDED, CAUSING A CLEAR AND PRESENT DANGER OR POTENTIAL DANGER OF HEALTH AND SAFETY TO OTHER RESIDENTS OR PROPERTY OWNERS OF THE ASSOCIATION BECAUSE OF FLOODING OR OTHER WATER RELATED DAMAGE. FOR ALL NEW CONSTRUCTION WE NEED THE FOLLOWING INFORMATION: 1. A FOX TRAIL BUILDING APPLICATION (THIS FORM) FILLED OUT AND SIGNED. 2. A COPY OF A COMPLETE SET OF PLANS THAT YOU ARE GIVING TO THE COUNTY. 3. A COPY OF A CURRENT SURVEY SHOWING WHERE THE NEW CONSTRUCTION WILL BE LOCATED ON THE PROPERTY. PLEASE NOTE!! ACCORDING TO OUR COVENANTS AND RESTRICTIONS NO COMMERCIAL BUSINESSES ARE ALLOWED IN FOX TRAIL THIS INCLUDES THE RENTING OF PARTS OF YOUR HOME, YOUR BARN OR PADDOCK.
